Villanueva Ortiz Abogados advises Banco Sabadell on a financing for the development of an industrial building within the “Arco 57” project in Estado de Mexico.
Partner, Eduardo Villanueva Ortiz, associate, Liam Sebastián Remberg Del Toro, and law clerk, Miriam Esperanza Martínez Muñoz, advised Banco Sabadell, S.A., Institución de Banca Múltiple, on the granting of financing to a special purpose vehicle controlled by AC2, a joint venture formed by Affinius Capital, a US institutional real estate investment firm, and DEWA (formerly Artha Capital), one of the most active real estate managers, developers, and operators in Mexico.
The financing was allocated to the construction, development, and commissioning of an industrial building within the “Arco 57” project, located in Soyaniquilpan, Estado de Mexico.
“Arco 57” is an industrial and logistics development strategically located at the intersection of Federal Highway 57 (Mexico–Querétaro) and the Arco Norte, establishing itself as a key corridor for industrial, logistics, and distribution operations in central Mexico.
The transaction was structured with various guarantees under Mexican law, including a guarantee, administration, and payment source Mexican trust through which ownership of the project's properties was transferred, as well as a cash deficiency agreement granted by other investment vehicles belonging to Affinius Capital and DEWA.
This transaction reaffirms Banco Sabadell's commitment to financing industrial real estate projects in Mexico and strengthens the strategic position of Affinius Capital and DEWA in the development of high-impact industrial and logistics infrastructure in the country.
